Am I allowed to Airbnb my second home?
It depends entirely on which jurisdiction the home sits in. In Henderson, yes - owner-occupancy is not required, so a second home can be registered if it clears the 1,000 ft separation, the resort buffer and the HOA requirement. In the City of Las Vegas, effectively no - the owner must live in the home during every stay, which rules out a true second home. In North Las Vegas it requires a discretionary Conditional Use Permit checked by hand. In unincorporated Clark County no new licenses are being issued at all. Can I Airbnb a house in unincorporated Clark County right now?
No new licenses are being issued. The only application window ran from September 2022 to August 2023 and was awarded by lottery. Roughly 230 licenses exist against an estimated 16,000 listings. A December 2025 federal injunction blocked enforcement of parts of the ordinance, but that does not create a licensing path - and the county is appealing.
Which jurisdiction is easiest for an investor?
Henderson, by a wide margin - no lottery, no owner-occupancy requirement and no bedroom cap. The constraints are the 1,000 ft separation and HOA CC&Rs that must expressly authorize transient lodging.
Does the City of Las Vegas really require me to live in the house?
Yes. The property must be owner-occupied throughout the rental period and can have no more than three bedrooms including yours. It works for house-hacking, not for absentee ownership.
How is the distance separation measured?
Clark County measures nearest property line to nearest property line. Henderson has not published its measurement method - confirm with the city at 702-267-3950 before relying on a map reading.
Does North Las Vegas publish a short-term rental map?
Yes it does, and it is publicly available online. North Las Vegas publishes its Conditional Use Permit layer on the city’s own GIS service, so anyone can look it up, and we measure your parcel against all 297 permitted and applied parcels in it. The real catch is different: the 660 ft separation counts proposed applications, not just approved ones, and an application filed last week may not be in the published layer yet. So a clear result means clear against the current public layer. For North Las Vegas we still recommend confirming pending files with Planning & Zoning before you commit money.
Does my STR license transfer when I sell?
In Henderson, no - the registration is only valid for the owner at issuance and terminates on sale. In unincorporated Clark County an existing license can transfer, which is why licensed county properties trade at a premium.
What is the transient lodging tax?
13% of gross rental revenue in Henderson and North Las Vegas, filed monthly by the 15th. Henderson gives a 2% discount for on-time payment.
Is this website an official determination?
No. It is a screening tool. Only the city or county licensing office can give you a binding answer, and we always recommend confirming with them and with an attorney before you buy.
