Short version: this is a free screening tool, not legal advice and not a licensing decision. Do not buy, lease or list a property on the strength of it. Verify with the city or county first.

These terms are a contract between you and EZ Arba LLC, doing business as 5 Star STR ("we", "us"). By using this site you accept them. Effective August 18, 2026.

1. What this site is

An informational screening tool that estimates whether a Las Vegas valley address could be licensed as a short-term rental, based on public ordinances and official city and county GIS data. It tells you which jurisdiction controls a parcel and what that jurisdiction's rules say.

2. What it is not

• Not legal advice. We are not attorneys. Nothing here creates an attorney-client relationship. It is also not tax, lending, appraisal or investment advice.
• Not an official determination. Only the city or county licensing office can tell you whether a specific property can be licensed, and only they can issue a license.
• Not a guarantee of accuracy. Ordinances change, court rulings change them faster, and the government datasets we read are refreshed on their schedule, not ours. A result can be out of date the day after we publish it.
• Not a complete picture. HOA and CC&R restrictions, deed restrictions, lease terms, building programs, pending applications and enforcement history are not in our data and can defeat an otherwise eligible property.

3. Verify before you act

You agree that before you purchase, lease, list, advertise or spend money on a property in reliance on any result from this site, you will confirm it directly with the relevant licensing authority and consult a licensed Nevada attorney and any other professionals your situation calls for. A result from this site is a starting point for that verification, never a substitute for it.

4. No warranty

The site is provided "as is" and "as available", without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the site will be uninterrupted, error free, or current.

5. Limitation of liability

To the fullest extent permitted by Nevada law, we are not liable for any indirect, incidental, consequential, special or punitive damages, or for any lost profits, lost rental income, lost opportunity, purchase or financing costs, fines, or penalties, arising out of your use of or reliance on this site, even if we were advised such damages were possible. Our total liability for any claim relating to this site will not exceed one hundred United States dollars (US$100). The site is provided free of charge, and this allocation of risk is part of why we can offer it that way. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

6. Your promise to us

You agree to indemnify and hold harmless EZ Arba LLC, 5 Star STR and their owners and staff from any claim or demand, including reasonable attorneys' fees, arising out of your misuse of the site, your breach of these terms, or your violation of any law or the rights of a third party.

7. Acceptable use

• Do not scrape, bulk-query, mirror or resell the site or its datasets, or run automated requests against it. The address checker is metered and abuse is blocked.
• Do not use the "send me a copy" feature to message anyone who did not ask for it, and do not put any content in it other than your own result.
• Do not submit anyone else's personal information, or contact details you are not entitled to use.
• Do not attempt to break, probe or interfere with the site or its infrastructure.

We may block access for any of the above.

8. Contact consent

When you submit a form and check the consent language on it, you agree we may contact you by phone, text and email about the property you asked about, including by automated means. Consent is not a condition of any purchase, message and data rates may apply, and you can stop it any time by replying STOP, by emailing us, or by calling 702-887-1099. If you tell us an agent represents you, we honor that relationship and route follow-up through them.

9. Our content and third-party content

The compiled datasets, rule summaries, guides and design on this site are ours, except for the underlying public records, which belong to the governments that publish them. Trademarks named on the site belong to their owners and we are not affiliated with or endorsed by them. Links and advertisements point to third parties whose content and services are not ours and not our responsibility.

10. Governing law

These terms are governed by the laws of the State of Nevada, without regard to conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Clark County, Nevada, and you and we consent to that venue.

11. Changes

We may update these terms. The effective date at the top changes when we do, and continuing to use the site after that means you accept the update.
