Short-term rental regulation in the Las Vegas valley has moved every few months since 2023: a licensing freeze in unincorporated Clark County, a federal injunction against parts of the county ordinance in December 2025, an appeal in January 2026, and a move toward platform-level enforcement in August 2026. This is the coverage we track, from the outlets reporting it first.
What changed, in order
- September 2022 to August 2023: unincorporated Clark County runs its only application window, awarded by random-number lottery. Roughly 230 licenses issued against an estimated 16,000 listings.
- December 2025: a federal court enjoins enforcement of the license requirement, distance separations, occupancy limits and penalties in the county ordinance.
- January 2026: the county votes to appeal.
- August 2026: the Commission moves toward barring booking platforms from processing payments for unlicensed county properties.
