City of Las Vegas allows STRs - but you must live there, and only up to 3 bedrooms.
The City of Las Vegas is the most owner-restrictive jurisdiction in the valley. The property must be owner-occupied during the entire rental period and can have no more than three bedrooms total, including your own. That makes it workable for a house-hacker and essentially impossible for a pure absentee investor.
What decides it in City of Las Vegas
This is the deal-breaker for most investors. You are renting rooms in your own home, not a whole vacant house.
A 4-bedroom home does not qualify, period. Bedroom count comes from official records, not your listing.
Half the Henderson and Clark County distance - but city neighborhoods are denser, so it still eliminates a lot of blocks.
This removes most of the area near the Strip, Fremont and the resort corridor.
You need affirmative written permission from the association.
Unlike unincorporated Clark County, the city has a working application path.
Zoning is checked as part of the application; not every residential parcel qualifies.

How to get licensed in City of Las Vegas, step by step
- Confirm the address is inside City of Las Vegas limits - not unincorporated county. Many "Las Vegas NV" mailing addresses are actually county.
- Verify the home has 3 bedrooms or fewer in official records and that you will occupy it.
- Check the 660 ft separation from other licensed STRs and 2,500 ft from any resort hotel.
- Get written HOA permission if the property is in an association.
- Confirm zoning permits short-term residential rental.
- Apply through City of Las Vegas Business Licensing (license@lasvegasnevada.gov / 702-229-6281) with proof of $500,000 liability insurance.
- Name a 24-hour emergency contact and disclose every advertising platform you will use.
- Pay the $500 annual license fee and pass inspection.
