North Las Vegas runs on Conditional Use Permits - and we check the 660 ft rule against the city's own CUP data.

North Las Vegas allows short-term rentals only with an approved Conditional Use Permit (CUP), obtained before you apply for a business license (Ordinance 3127, 2022). The 660 ft separation counts existing AND proposed short-term rentals. We measure your parcel against the city’s own CUP layer (297 permitted/applied parcels) right here - and confirm brand-new pending applications with Planning & Zoning as part of the free hand check.

What decides it in North Las Vegas

? 660 ft from other existing OR proposed STRs

Note "proposed" - a pending application down the street can block you. We measure against the city’s CUP layer above and confirm pending files with Planning & Zoning.

? 2,500 ft from a resort hotel

Same state-mandated resort buffer as the rest of the valley.

Notarized HOA letter required

It must be on the HOA's letterhead and notarized. A verbal OK or an email is not accepted.

? Conditional Use Permit approved first, online

Submitted through the city's permit portal with the full document checklist (Ordinance 3127). Approvals are administrative - recent CUPs show same-week turnarounds.

? Site plan showing noise monitoring equipment

You must show where the noise device goes on the submitted site plan.

? Security plan required

A written security plan is part of the submittal package.

No lottery, no cap found

Applications appear to be continuously open - unlike unincorporated Clark County.

How to get licensed in North Las Vegas, step by step

  1. We measure the 660 ft separation against the city CUP layer right here. Because it also counts proposed applications, confirm pending files with North Las Vegas Planning & Zoning (702-633-1537) before you commit money.
  2. Get a notarized HOA authorization letter on association letterhead if the property is in an HOA.
  3. Prepare the CUP package: application, letter of intent, proof of ownership, Assessor's parcel map, site plan showing noise monitoring equipment, floor plan if renting rooms, and a security plan.
  4. Submit the CUP package online through the city's permit portal (eg.cityofnorthlasvegas.com) and wait for approval.
  5. After CUP approval, apply for the business license.
  6. Register for transient lodging tax (702-633-1460 x3636) and file monthly by the 15th.

A "Las Vegas NV" mailing address does not tell you which set of rules applies - the valley has four, and they disagree on almost everything that matters.

The rules on this page apply to a whole city. Whether one parcel qualifies depends on its distance to the nearest licensed rental and to the nearest resort - we measure both against the official parcel data.
