Mid-Term Rentals: The 31-Day Workaround
Every short-term rental ordinance in the Las Vegas valley regulates stays under a threshold length. Rent for 31 days or longer and you are outside that definition, which means outside the licensing regime, the distance separations, the occupancy caps and the lottery. For a property in unincorporated Clark County, where no new license is available at any price, this is frequently the only legal way to operate at all.
Who this actually works for
Mid-term rentals are a real business here, not a loophole nobody uses. Las Vegas has steady demand from travelling healthcare staff, construction and trade crews on project contracts, people relocating who need somewhere furnished while they buy, insurance placements after a house fire or flood, and entertainers on residency runs.
The economics are different from nightly rentals and you should model them that way. Rates per night are substantially lower. Occupancy is far steadier, turnover costs collapse, and cleaning, linens and guest communication drop to a fraction of a nightly operation. Many owners find the net is closer than they expected, with a great deal less operational drag and no licensing risk.
Get the details right
The threshold is the lease term, not how long the guest happens to stay. A 31-day minimum has to be written into the agreement and enforced in your booking settings. Taking a 12-night booking "just this once" puts you back inside the ordinance you were avoiding.
Set the platform minimum-stay setting to 31 nights rather than 30. Some ordinances define short-term as 30 days or fewer, and one night of ambiguity is not worth defending.
Mid-term tenancies can also attract landlord-tenant obligations that nightly rentals do not, and tax treatment differs from transient lodging. Both depend on the specific arrangement, and neither is something to take from a website. Confirm with a Nevada attorney and your accountant before you sign the first lease.

If your property is in unincorporated Clark County without a license, this is the option that exists today. If you are in Henderson, the City of Las Vegas or North Las Vegas, run the licensed path first, because a licensed nightly operation will usually out-earn a mid-term one.
